Lifetime Mortgages/Equity Release

My current mortgage (interest only since divorce) is ending soon. My current lender says I do not fit the criteria for their lifetime mortgages, so I'm now looking for a trustworthy independent mortgage broker, and also researching possible lenders myself.
Have any Gransnetters had any good/bad experiences with lifetime interest only mortgages?

We were looking at interest only mortgages for a relative recently, although the initial 2 yrs were attractive the rate after that was not so attractive, your age and income was probably not a fit for that type of mortgage.
In our case the prospect of £670 interest payments compared with £800\month rent and holding onto the £50K deposit seemed a better option, here is a typical calculation we had.

Representative example
Borrowing £150,000 over 20 years, representative APRC 5.1%:
Initial term
24 payments of £373.75 at 2.99% (discounted)
End rate
216 payments of £667.50 at 5.34% (variable)
Total interest
£153,150.00
Total upfront fees
£1,029.00
Total amount payable
£304,179.00

That's a very useful calculation, thanks. In my case I know/am pretty sure that I could sell and downsize mortgage free, but I desperately want to stay in my own home/garden if humanly possible. Still need to consider all the pros and cons though!

Where are you living? I have the name of a fantastic Mortgage Broker who has a member of staff who deals with these mortgages,specialises in them .They're in Poole,I can msg you the name if you want to give them a call .Not a realtion ,just a broker we use for commercial work .
