Selling a property in Spain.

We've owned a holiday home in Spain for nigh on 20 years.

It's getting to the point that we are now considering selling up.

Has anyone been through this process, and have any tips?

Would a private sale be more hassle than going through an estate agent?

Friends did a couple of years ago and did it privately.
With hindsight they wish they had gone through a reputable estate agent.
I would ask around or go onto an expat site and ask for recommendations.

A family member has just sold a Finca in Spain, she went through an estate agent, but had her own Spanish solicitor. It would seem the key is to get a good bilingual Spanish solicitor.

We sold our villa 5 years ago and since then have bought a smaller holiday home.

I would recommend using an estate agent. It is very hard to sell privately in Spain.

It is different in Spain from here. You sign with an agent but also other agents are free to bring viewers round. If another agent sells it the fee is split. Agents are not cheap but we found they will negotiate the fee.

Make sure you get a reputable lawyer. Ask around for recommendations.

I would also say use a reputable estate agent, preferably an English speaking one unless your Spanish is good. We sold our apartment several years ago now but I recall there was a lot of bureaucracy to deal with and our poor Spanish would not have enabled us to go it alone.

Thank you all for your thoughts.

We're booked to fly over in September. We'll approach a couple of estate agents, and also speak with the solicitor who dealt with our purchase of the property.

We have had a couple of people say they're interested after finding out that we're possibly selling, which is why we thought we might be able to cut out the middle man.
But we'll definitely try to negotiate on agent fees, and check out the local ex pat forums.

If you're in the southern Costa Blanca I can give you the name of an established and excellent Estate agent.. who speaks fluent English, Spanish and Swedish

Thanks Ailsa43, but the property isn't in the region of Costa Blanca south.
