Rent off your house?

If I was braver, I would rent out my house (its in a lovely area) for 12 months and use the rental money to fund a year abroad - has anyone who has done this any tips +/-?

No Kateyk but friends of ours live near Royal Troon Golf Course and were considering renting our their home during the Open as some similar properties (sleeping 8) were charging in excess of £2500 for 2 weeks. They thought they could use the rental income to fund their holiday and vacate their house for the 2 week period. They contacted a local letting agent who advised them that they would have to offer their home in a sterile condition leaving only a change of bedding and towels. The drawers and wardrobes would have to be completely clear, fridge and freezer emptied and all personalised items such as family photos on display would have to be removed. The requirements were endless and they decided against it. Too much hassle!

I do know people who do this, but I do not know them very well. In their case, finances are tight, so they move in with parents April - Aug, and live in their house the other 6 months of the year.

It seems a good idea but not everybody will look after your home.

I am friendly with the owner of the rented accommodation next door and a few years ago it cost him many thousands of pounds to replace flooring, doors and cupboards. The doors were kicked in and the poor dog allowed to use the laminate floors as a loo. You can imagine the smell apart from anything else. How they lived in it I have no idea.

When a major golf tournament was happening near where we lived we were offered £4000 a week by a company who vetted the tenants and kept an eye on it all for you!

kateykrunch I would do it. Especially if it was for a whole year. In fact, husband and I fantasise about doing that and going travelling for a year.

I've young friends who rent out their house during Wimbledon each year for very good money and they have no problems. Sure they have to prepare the house but they reckon it's worth it.

We live in France and rent out our house in Westcliff, but longterm rentals. We use a local agent.
On the whole it has only just been profitable, but the main thing is that you've still got the capital value of the house.
If you're considering it you need to take into account the tax implications.
Also things like maintenance and repairs. For short term rentals advertising, arranging bookings, provision of basics like internet, TV, etc and the extra work of cleaning for changeovers.
