Selling garden

A nearby house is having 2 small houses built in its garden. I'm thinking about doing the same, my garden in narrow but could fit in a house the same size as mine.
The object would be purely practical. My house is 200 years and needs a lot of work doing which I can't afford (new roof, rewiring, insulating etc) The bathroom is downstairs and I really need an upstairs loo, so a shower room carved out of my bedroom.
How can I find out if I'm likely to get Planning Permission without first paying out a lot for advice and plans? Has anyone else sold a plot for building?

You can talk to your local planning departmennt, they do not charge for an enquiry. If there is similar building already in your area you will stand a better chance. In addition you can ask an Estate Agent to come round to look and advise what you could expect to market the plot for and if there is a demand locally for building plots.

One of the main planning concerns would be access. There are stringent rules set by the Highways department on vehicle access to housing, usually to do with sight lines on exiting the plot. It would depend on what sort of road the plot is on.
As has already been stated, an informal chat with your local planning office would be the best start. Hope it goes well.

Thanks! Getting Planning Permission seems scary but I have a daughter who should be able to help.
