Their Solicitor is based in the Agents building and he has not heard from them yet. The problem is that the buyers are not answering phone from either agent or Solicitor. They only have a basic phone and no e mail. Agent I'd popping notes through their door as she is local to them.

I have it in writing that they are buying it!!! As I say they are first time buyers in their 40 ' so I think they may not know the ropes. When they got the last note they went rushing in right away. They seem to call in personally to the agent. Don't k ow what kind of work they do but may d the aren't tech savvy.

I have just been diognosed with an ulcer and this is not helping.

I'm also in the process of buying and selling Marie and I had the surveyors report back, on the house I'm wanting to buy, about 2 weeks ago. As soon as I got the report back, I took it to local tradesmen so that they could give me an estimate of the cost to rectify the couple of faults that the report highlighted needing doing. As soon as I had that information, I contacted the estate agent to revise my initial offer, taking into account the cost of the works to be done. Within 24 hours, they came back to me to confirm that the vendors agreed to reduce the price of the house.
My solicitor is currently doing the searches and we hope to sign contracts at the end of this month, if not sooner.

Your prospective purchasers sound as though they're messing you about somewhat and I'd be wondering if they were serious about proceeding.

Ask the agent to get in touch with their solicitor to find out what work he has done and what stage they are up to. Also tell the agent to tell their solicitor that you are finding this lack of contact very stressful and it is testing your faith in your buyers.

Normally, after the survey, your buyers should get their mortgage offer and, depending on how on top of things the solicitors are, they will then be able to exchange.

\If it is a chain situation exchange will not take place until the whole chain is ready.

I do feel for you Marileez, buying and selling is so stressful. It does seem as if your buyers want the house but I'm afraid nothing is certain until exchange of contracts.
