Loo outlets and stand off with builder

The simplest solution is to tell the builder that he did it wrong, that he was warned and he must now take it all apart and do the job properly. Withold any payment to him until it is done.

Yes, it means more dirt and mess, but better a month more of dirt and mess than years with a totally unsatisfactory solution that will irritate you every time you go in the room.

Sorry, you must be at your wits end, but sometimes the least wanted solution is the best.

I agree with M0nica, the builders screwed up and they have to put it right. Although it's very frustrating to have more mess whilst their error is rectified, that's got to be better than having a toilet that is barely usable. As for the floor screed, once the loo position has been rectified, the flooring company should be able to come back out and patch in the screed for that area and then tile the whole bathroom when the job is done. If the flooring company wants extra money for coming back out to 're screed; your builder should pay. These problems have been caused entirely by him and any extra costs incurred in putting them right are his responsibility.

Thanks especially the info about screed people patching that was huge concern. Sometimes you are so close you miss the obvious! I think there might be a floorbeam issue we don’t have solid floor but block n beam but will go look at plans. Very helpful

Countrylife, builders will always try to kid you on that their mistakes are unavoidable but you have to insist on the mistakes being rectified. Our builder tried to kid us that a wrongly placed velux window would be fine even though it was slap bang where it would be bisected by an internal wall. We stood firm and he moved it.

Yes I'd certainly go with getting the builder back and insisting that he does the job again.
If he won't and you have to get another company in, I'm sure you could take the original guy to the small claims court to get back his charges. Maybe the threat will be enough?

Some years ago my sister was having a major house renovation project carried out. She worked closely with the builders and she specified a particular bath that she wanted.

She came home from work one day to find the builders had installed the wrong bath, very similar, but not the one she specified and had almost finished tiling the bathroom. She looked at the bathroom, then insisted they take the bath out and put in the correct one. It meant taking all the tiling off and started again.

The rest of the work was done exactly as she asked. She was a woman on her own and gave an impression of feminine fragility, but that impression was very misleading, as the builder found out.

We bought a house abroad. Major changes needed to be made as it was once 2 flats. Obviously we couldn't live there while this was all happening.
Before we left we went with the builders agents to choose everything for 3 bathrooms and new kitchen.
We we returned 3 months later the kitchen fitter had put in something totally totally different. He said he thought his choice was better ?
The day did not go well but I eventually got the kitchen I wanted.

We had our house rebuilt following a fire three years ago and I couldn't believe the shoddy work the builders expected us to put up with.
One example was central heating pipes coming down the wall over the front of a double socket: "well you can use one of them, why do you need so many anyway?"
A bedroom window that wouldn't open because the fascia and soffit was fitted too low.
And many, many more.

Having to argue with them to put things right was very draining so you have my greatest sympathies, but do stick to your guns and get them to do the job properly.
Otherwise it'll be you that will be stuck with their mistakes after they've long gone.

The builder doesn't have an argument.
He saw the loo, he's supposed to be skilled at what he does, this time he's made an error.
Needs to be redone at his expense.
Keep calm don't loose your cool.
Put it in writing to him, keep things official and ask him to respond to your e-mail.

Our builder laid the garden room floor with a gentle hillock in the middle in order to line up with a manhole cover for drains which run underneath. He'd set the manhole in about three centimetres too high. We wanted a wood floor and he tried his utmost to persuade us that Lino would be fine!

It took a lot of argument and insistence to make him dig up the whole floor and start again. He was relying on our being fed up with living in a mess. We were, but knew we'd never be happy with not having a flat horizontal floor anymore than you will be wedging yourself onto a loo which sticks out too far!
