House sale - what would you do?

Following the fifth let-down by a buyer, my bungalow is back on the market and there has been a rash of viewers, one of whom has offered the asking price - he is in a chain of 3, all with mortgages and on the verge of completion.

Three more people wanted to view on Saturday (one of whom is a second viewing) - 2 are a way along the selling route (although I do not know exactly how near to completion); and one (the second time viewer - bringing his wife this time) has cash.

What do I do? I feel I cannot keep the offer-maker on a string till Saturday or he might get fed up and drop out; and I could be left with none of the others wanting to buy. I feel that the man who has made the offer is genuine - but I have felt that before! - and that I should take what is on offer and go with him. Nine of the others can visit before Saturday because of work commitments.

We could not use a local solicitor for our move as they were not taking on any new business, so we went for an online conveyancer. Apart from the problems with the post they seem to be quite on the ball working at home all hours. Our hold ups are with the others in the chain who are using conventional solicitors.....Jarndyce Vs Jarndyce springs to mind.

I've still got my sale documents Luckygirl, the PIF or Property Information Form is about six pages long, have you got a paper copy?

Oh!! Luckygirl - I have written previously that most of the problems relating to house sales/purchase seem to lie at the feet of solicitors, who charge a fortune, - and seem to expect us to do all the work for them!!!

In the long distant past - we would just send our conveyancing solicitor the details so where we were selling, and where we were buying, and then rely on them just to advice us, if any real problems came up, but normally our next contact with them would be signing the forms.

Not that way now, they just seem to send us all countless reams of paper with us having to find answers to all their questions,.

Mine, whom I knew reasonably well - actually spent a long time on the 'phone with me advising me NOT to purchase this flat as (he told me), there was no land registry rights to the garage which went with it. Turned out, there was - but he had failed to read through the several sheets of Land Registeries for this block of flat s- my Solicitor had assumed that this would be listed in flat number order - and could not see it listed on Page 1. Turned out it was listed in order in which the flats had originally (back in mid-80 's) sold, and this flat and garage were listed on Page 4!!!!!

I was fortunate in that I was able to hand all the paperwork to one of my legalpara qualified children, who did what the Solicitor did not do - READ ALL THE PAPERWORK WTH CARE. Sounds unbelievable as this was a very large firm of solicitors, so reading through such documents ts would have normally been handed on to one of the clerks there.

Luckygirl it is still nine weeks before end of March - so hopefully, even at the snail slow pace your solicitor is working you should have a good chance of getting completion before that.

Today I received an email from my solicitor with 5 attachments, none of which made any sense to me at all as I am not a lawyer.

One of them was a letter from the buyer's solicitor as king for a number of things to be clarified, most of which were incomprehensible to me, and the ones I understood were things that we had already been through for previous failed sales and that she has in her office.

One of the questions on the letter related to a PIF. I emailed back and asked what a PIF is, and she replied that it is a TA6 - this is the level of service that I am getting from this hopeless woman and I am paying for it.

I emailed back and said hat I wanted precise details of what she requires, and copies of the documents to which her questions relate or I cannot answer them. I thought in the past that she had poor communication skills; now I think she is just lazy.

Her message also askes me to address these before Wednesday as she has diaried to work on it then.....Wednesday! - no wonder I am going to miss the stamp duty deadline.

If I could change solicitors I would - but it is too late in the day.

So sorry Luckygirl, I hope you can get the paperwork back to her easily, is she local? Paper wise I assume you will have to return the contract and TR1 - I hope a neighbour can witness your signing of the TR1.

It is extremely frustrating and I do understand, I was tearing my hair out when my vendor wasn't responding to my request to investigate her solicitor's tardiness. We lost seven weeks because her file hadn't even been opened. I might just squeak in. I've been very conscious of my heart beating fast through this stress, and am trying to be more 'what will be, will be' about it.

I am just gong to let off some steam!!!

Solicitor had instructions from me to go ahead with new purchase on Monday - she received all details of property from estate agent on Monday.

Today is Friday and she has just sent me reams of documents by email, effectively wanting me to prove my identity (again - she is already acting for me over the sale), and sign everything all over again, send another deposit. - no information as to whether they need stuff electronically or whether I need to print it out and send it by post etc. etc.

Five days from being asked to deal speedily with the transaction so I do not get stung for stamp duty and it seems she has not even made a start - has just got around to sending me these documents to sign!! Five days!!!

I am just steaming mad - it is very bad for my blood pressure!

How do I keep my cool with her?

Thank you - I can only hope it works out this time.

One of the things I am considering is taking out a No Searches Indemnity Insurance. This would immensely speed up the process and might even mean I could complete on my purchase before the end of March. My reasoning is that searches are taking forever at the moment because of the rush to complete before the stamp duty holiday ends. And also I am moving into a new build and I am assuming that much of the content of local searches would have been covered by the planning permission investigations, so less of a risk than an older property.

Does anyone have experience of taking out such an insurance?
