Afternoon all, something nice has happened!

My Surveyor offered to make the appointment to get a company round to look at my 'cavity ties' and also said they treat timber problems, which I was going to ask them to do. The 2016 guarantee I received from the seller was worthless as the company had gone bust.

Seems this company did the woodworm treatment in 2012 and their guarantee still stands! So glad, I am hanging onto my leftover equity by the skin of my teeth, I will need to spend so much to make this bungalow 'mine'.

Even if you don’t need planning permission , you will (usually) need Building Regs approval and get it all signed off, most permitted development needs building regs and any extension will need to get the footings checked.

Fran - it happens because couple selling had friends/relatives/jack the lad (take your pick) do the work. The boiler had no gas safe cert and had never been serviced since it was installed 4 years ago. Also took down a tree with a TPO they just thought indemnity would cover everything.

Oh yes, load bearing walls being removed and electrical work with no certification is serious concern. Wonder, how this happened. Must admit thought, that I have a couple of times had to 'remind' electricians doing work at my flat to send to me the promised certificate.
Surely, the boiler would have had the detail of servicing, etc. When I sold my house, I could not find the Certificate for the 2-year old boiler, although I did have the service record on it. My solicitor directed me towards a website where I was able to obtain a copy of this certificate and download it = think it cost me about six pounds.

Seems strange that anyone having ANY work done on their properties these days, do not realise the necessity of getting (and putting away carefully) all such certification.

In this flat I am almost paranoid about this now. And, all certification is filed with the deeds, etc. so that when I am dead, and my kids sell the flat, they should have no problems.

Sure that it will, eventually, work out well for you Kissngate, I now it is easy to say now, but all of us who have had been through this rollercoaster of ups and downs, have eventually found a happy solution.

The sellers had carried out major work to property over past few years including new boiler, electrics, extension, demolition of load bearing walls, new windows etc etc and hadnt a certificate for any of it. The load bearing walls would have needed a structural engineer to check out. If we tried to sell in few years could cause us problems, not worth the worry.

Afternoon it's me again, I feel ridiculously happy that my fantastic roofer hasn't retired after all - he's finishing next April.
I texted him to ask if he knew if anyone else was half as good as him ;) He's popping round when he can, at last I will be able to look up at the roof without worrying the concrete pieces are going to block the flashing.

I lost an outside grid in the storm last night, think it's for the oven extractor fan. I didn't want bees thinking it was a good home after my chimney experience, so I've been up the ladder today and superglued it back. Wish I'd kept more 'tool' things, I know we had some glue gun type tools but got rid of them.

Morning all, it's really quite cold and miserable here.

kissngate, my bungalow has a 2007 extension, and I was able to go onto the local council website and search for the planning permission before I viewed the property. I also paid for and downloaded the Title for £3.00 on the government land registry site. I'd been on MSE whilst house hunting and there are many useful tips on the House Buying, Selling and Renting forum. Good luck, I see house prices are slowly reducing as the stamp duty holiday won't be met now - my local friend has just reduced her house by £30K - to £795K smile

Franbern the vet wanted to tell me his liver isn't functioning properly. I have to give him a whole bright blue tablet each morning for 30 days, on an empty stomach, but have had to hide it in a piece of cheese triangle. Unfortunately the blue colouring comes off, so it's a messy operation hiding the dye too smile

Saturday again, the week's are flying aren't they. Have a good weekend everyone smile

KissnGate. how frustrating. Although I thought that small extensions, etc, did not need planning permission to be built. When I had a small extension Utility Room built onto the rear of my kitchen, back in 2004, I did not need, or have any planning permission. Not required as far less than ten percent of the property. Okaym, this did not involve taking down any wall. Equally, when I had the loft extension done in the same year did not require to get any planning permission. As there was no door into this, it was counted as a 'boarded out loft' and as such, required no plannng permission, nor fire doors fitted on othe room doors.
I hold the opinion that many house surveyors are delighted to find anythng that will put us off purchasing a property - as they get their money for the survey, and never had to worry if they have missed something important. Maybe I am cynical, but can also feel for the people whose property you were having surveyed.
Shandy what did the vet actually want to talk to you about with regards to your dog?

Another one bites the dust. Searches came back no building reg approval for work carried out including extension and demolishing external wall. They offered indemnity but we said no the risk was too much. House hunting again.

Thanks for asking Aldom, I told the vet's nurse I was finding it hard crushing all the tablets etc. I asked her if they would give me fair warning if they felt his demise was near - when I'm upset I don't always absorb information and process it correctly.

Hello, I'm just waiting a few more minutes before taking my dog to the vets for his stitches check.

The ultrasound on his prostate was clear, but unfortunately on Monday it was still too large after a week of medication, hence the castration. He had two blood tests which showed worrying enzymes in his liver, and has a bright blue tablet I have to give him on an empty stomach first thing in the morning (unfortunately I have to hide it in cheese) - plus half an antibiotic twice a day. He doesn't seem to be in pain, but we met the female dogs that have caused him this angst both last night and this morning - they are in season quite obviously, and seeing/smelling them made him frantic on both occasions. A terrible owner to walk his dogs in season, off the lead, without any thought for how it affects other people's dogs.

Better go, this rain is relentless, I feel I've lost a month of sunny walks compared to last year sad

Shandy I keep popping in to see how your dog is following surgery. You mentioned that the vet wanted to speak to you about him. Is he recovering well with no complications.

Yes I do know really Franbern but just mad to get that bill on top of the trauma of losing my place. Just a good job I waited 24hrs before replying to my solicitor, I just said put it on the final bill but it's not right angry

Good to hear from you Luckygirl and that you like your new home. You are back where you wanted to be too so it has worked out for you after all the hassle.

Shandy hope the canine patient is not feeling too sorry for himself and is soon back to enjoying his beach outings. At least all the things you are doing to the new house is making it yours and not improving a landlord's property at your expense.

Hope things work out for you Yogi - it is an anxious and unsettling time but so many on this thread have been through it and come out the other side and so will you! Good luck!

Just googled it - the company liquidated in 2018. Now to research timber specialists that don't want to sell you humidifiers!

Argh I've just phoned the company on the 'Certificate of Guarantee' for timber treatment works, to transfer it into my name - they've gone bust. Seller didn't leave the 'survey report' and quotation, so I've no idea what they did, I'll have to start again.

I am completely out of the loop on this thread as I have been without email for 2 months. I hope to gradually catch up.

I have been moved in for 2 months, but still not bought.....I a, renting here in my new home temporarily whilst waiting for my 100% totally useless solicitor to sort out the sale.

The house is good.....it is a new semi with views to die for - the same as those from our cottage when we lived here before, so very nostalgic. The layout is great and I am sitting at the dining table looking out over the view. It is warm and efficient and clean and sparkling new!

I have had my stairlift fitted and it is a real boon. I am awaiting a gardener to install a raised bed for me so I can plant all the plants that I brought with me.

I am basically living on a building site as I was first to move in - the builders are very kind and move their machinery when I need to escape. And they help me with humping stuff about. I wish they would not play their big builders' radios at full blast though!

But that will pass.

I have met the new neighbours - a young couple - and they will be moving in soon. They seem very nice.
