Thread #8

Thank you Shandy It's because I'm on my own for the first time of moving. Last time I moved with my 3 children, although my son was in Uni, after separating from my second husband. So all the other times I had a man to lean on.

I do really envy those with a loving supportive husband, it must make life so much easier in hard times like these.

Shandy57 Sat 15-May-21 09:31:38

Don't be frightend Yogi, I had a lovely time in my rental in a place I'd never think of buying - it was a little community of terraced houses and I spent a very happy lockdown year there (I had to move out early as I'd gone to auction). Took me five months to find somewhere because I was uncertain about area, you'll be a lot quicker because you have an area in mind.

Shandy57 Sat 15-May-21 09:29:07

I'd grab the money and run Yogi, find a rental with a garage so you don't have to pay for storage. You can relax then, and choose your forever home at your leisure. I'm sure the seller chose me out of the offers because I was a cash buyer without a chain.

Yoginimeisje Sat 15-May-21 09:24:07

Yes I may do just that Farnbern but I have to confess I find that scenario frightening! like being homeless.

Franbern Sat 15-May-21 08:58:43

Yogi would it not make more financial sense - and also reduce stress levels, for you to use that three grand towards renting somewhere for a a short period of time? So, you could move out before end of June, go into rental, and then be in the excellent position if being a real CASH buyer which would give you advantage.

Even if that cost a bit more than the three grand you have offered your buyers, it could be worthwhile for you to consider.

Morning all

Thanks for that Shandy I've reg. with Zoopla. Your poor friend, it's a nightmare this moving thing!

Elusivebutterfly I've heard of that waiting charge, bit steep £100ph!!

[sorry for c&p Whiff]
Well I am still looking for a place, seeing properties that came on the market a month ago and sold, just what I wanted! Now nothing!

I said to my buyer that I would either move out or go half on the stamp duty he will have to pay if it goes past June, which would be £3000 from me. When I told another Estate Agent helping me to find a property, she said I shouldn't have offered either!

My neighbour is in the same position as me, she cannot find a place she likes and her buyers are getting really feed up with the wait, so they have dropped their asking price by £5000.

I'm looking about 3 times a day on the property pages, which is silly as I've set alerts on all the sites, but I'm desperate now, however I still need a nice place that I'll be happy in for the rest of my life.

Had decided to just take back a little of my work and was saying no to returning to some, but now I need to keep going till I've sold, to keep some income coming in. Went back to the ones I'd said no to, but they've been passed to others now sad I must say though, during the lockdown, after the first initial shock of not working, I did get used to being at home and having so much free time, so sort of glad not to be back full time.

Shandy57 Tue 11-May-21 21:29:46

My poor friend's buyer has pulled out, and her seller still hasn't found anywhere to buy, so she's back to square one.

She only found out because a neighbour heard a rumour, and advised her to ring her buyer, hence the bad news. So very, very rude not to tell her.

I think our system definitely needs to change, it is ridiculous that transactions are so uncertain.

Shandy57 Tue 11-May-21 10:08:57

Morning all, we've got sunshine before the hail storms today!

Welcome Nanagem. As your neighbours went to the EA I would let them view, and as others have said, if they offer say you will continue to allow viewings until they can proceed. Are you going to have a board? I took mine down in the end, I actually had people 'viewing' in my garden. I also had a creepy experience with an acquaintance of my late husband knocking on a Sunday - he was just sightseeing.

I am very sorry you suffered with the late keys Ellianne - I remember in the past someone on here paid a 'late key' insurance. I was a bit cheesed off my seller had moved out the day before without telling me.

Ellianne Tue 11-May-21 09:42:12

What a nightmare Elusivebutterfly.
We were over a 3 day move but on the day our stuff was due to arrive the removal company said the driver had spilled hot coffee down himself and couldn't come for another 24 hours. As if!
We had to find accommodation, luckily at our son's.
All brings back shudders.

Pittcity Tue 11-May-21 09:36:45

We were lucky with our removers. They had time to read War and Peace between out and in. They were quick and the solicitors slow. I should think removalists are like hen's teeth between now and the end of June.

We have a carpenter here this week building fitted wardrobes. He has lined up a plumber and a decorator to come and quote by just making a couple of calls. We have been trying to get someone for weeks. The carpenter is the locksmith's Dad.
So things are falling into place at last.

Elusivebutterfly Tue 11-May-21 09:21:34

Ellianne -my removal company charged waiting time. I can't remember how much but something like £100 each extra hour. This was made much worse by the man in the office shouting at me as if I was enjoying sitting waiting around and not chasing the solicitor already.

Mine was delayed as Barclays online banking was down - apparently this is common - and the bottom of the chain were with Barclays. The money did not come through but a "gentleman's agreement" was reached with all the solicitors and keys released at 4.30pm. Unfortunately the removal van had been called away by 4pm. This allowed the removal company to charge me the full removal fee again to store for the weekend and return on Monday. Meanwhile, I was homeless for the weekend. My vendor's removers waited for them and they moved into their new house.

For everyone getting removal quotes, please check the small print.

Franbern Tue 11-May-21 08:55:10

Ellianne assume this post is to do with your sons move. If I had left it to my Solicitors I would have had this extra charge, as the Solicitors office rang me at 4.30 pm to inform me that all themonies were had now gone through and I could collect the keys to my new flat - the removal compoany had the lorry waiting from just before mdday at the property. Fortunately, my Estate Agents who had handled the sale of my house rang me just after 1 pm with this information, my daughter collected the keys immediately and the removal firm was able to get on and were finished by 5 pm.

Nanagem welcome to this thread, would be useful for you to spend a little time going back over it, so much useful information here from so many of us who have been through this selling/buying process over the past couple of years. Would not do any harm letting these people view, but you need to be honest with them. If they like it, and put in an offer, tell them you even whilst accepting it, you cannot take your property OFF the market until they have an offer on their property.

Ellianne Tue 11-May-21 08:38:46

What is this with removal companies that they charge waiting time, even though the job is done in working hours before 5pm. Solicitors need to get their act together for their clients. If you haven't exchanged by mid day they aren't available until 2 pm (at lunch apparently) which delays the whole process.
Rant over (and it wasn't even my move yesterday!) Just warning others.

Ellianne Tue 11-May-21 08:30:49

Welcome Nanagem. This thread will give you a variety of answers from a lovely bunch of people. The main thing is that everyone is supportive about all aspects of moving.
If the request has come from the estate agent, I would let them view the house. It's not like they are sight seeing and just walking in off the street. The agent, if he has any sense, will mentally be lining up their property to sell so he can get two sales. He might even have a possible buyer for theirs on his books.
Good luck!

Nanagem Tue 11-May-21 08:22:38

I should read before posting ?

Instead of “ we’re thinking about it “ it should say “ they’re thinking about it “

Apparently they want to stay in the village but upsize, others in the village have done that, so it’s very possible, but then living in the village everyone knows this house, it’s very prominent, oooo I don’t know ?

Nanagem Tue 11-May-21 08:17:58

This is my first post on this thread, we put our house on the market last Tuesday and had two viewings one Thursday and the second on Saturday, both no goes ?. It’s early days I know.

Well the estate agent phoned yesterday and said someone in the village we’re in wanted a viewing. They haven’t got theirs on the market yet but we’re thinking about it, and wanted to see if they would like our house. My husband said no, we ate only interested in people who are serious.

Did we do the right thing, is it normal for people to view without theirs being on the market,

I just want to sell, now we’ve made the decision to move, I just want to do it ?

Oopsadaisy1 Mon 10-May-21 16:58:42

I’ll try to find that Shandy thanks

Shandy57 Mon 10-May-21 15:36:28

Oopsadaisy1, I've just watched the award winning film 'Parasite'. Quite incredible, it deserved the award.

Oopsadaisy1 Mon 10-May-21 11:35:44

yogi yes please watch it. I think if Morgan Freeman was telling me really bad news it wouldn’t matter much as his voice is wonderful!

We were in a similar position to you, so we rented until we found somewhere to buy, it took us a year! But it only took us a matter of days to find a rental.

Shandy57 Mon 10-May-21 10:35:26

Glad you are upbeat Yogi. Have you registered on Zoopla as well, my agent didn't advertise on RightMove, only Zoopla and Onthemarket. It's a very difficult time with lockdown and the stamp duty holiday, keep your chin up.

Shandy57 Mon 10-May-21 10:32:49

I meant to add that I have an update regarding 'the fence'. I had a dread of 'hedge disputes' when I purchased, and was glad this property didn't have any - or overhanging trees.

A few days after moving in the neighbour knocked, and said 'her' fence post was loose, and she was going to ask the men doing her neighbour's fence to fix it, and would I go halves.

I was a bit shocked and agreed - I assumed she'd already asked the previous owner who'd probably said I'm moving, get the new buyer to do it.

I've found my Property Information Form now and I'm responsible for this fence, as well as the one at the back - and the neighbour has very kindly given me a quote for £40. No mention of going halves!

Yoginimeisje Mon 10-May-21 10:11:24

Thank you Shandy My buyers are about midway through, I accepted their offer on the 27th March, they had a second viewing 2 weeks ago and were very excited about moving in. They are in rented accommodation, but she has a property to sell. Think it's a second union and her son will be living here on Uni holidays. She loves the house and area, so I'm hoping they can hang on a bit, but I would need to find a property double quick, that can be processed quickly too.
Looked all w/e and nothing!

Dare I watch that film Oops shock

Shandy57 Mon 10-May-21 10:09:18

ThanksOopsadaisy1, I had a watch!

Just back from a dog walk and feel so upset - the blackbird I saw singing his heart out every night was squashed on the road. Why don't people look, it would only have taken another few seconds for him to fly off sad

Hope you are feeling more optimistic this morning Yogi.

Oopsadaisy1 Sun 09-May-21 14:12:49

Just watching a film called Ruth and Alex (Diane Keaton and Morgan Freeman) about moving from their apartment and finding another one, makes me never want to move again! Very good film though, ‘ free’ on Amazon Prime .

Shandy57 Sun 09-May-21 09:47:39

My post crossed all of yours - clever thinking to find Franbern's GD a beau Ellianne!
