Getting keys to my new build today, at last.

Sold my home, the house I was born in, in summer 2020 and put a deposit on a new build bungalow to be ready the following April 2021. After living in rented accommodation and lately a hotel since before Christmas, I get the keys today.
There have been so many set backs and disappointments, but today’s the day at last.
What questions should I be asking at the hand over?

Have no idea what you should be asking as haven’t ever bought new build, but others will be along soon, who have, to advise you, I just wanted to say hope you have a lovely life in your new home, how exciting, and spring to look forward to as well, ?

Make sure you compile a snagging list, there is usually a few teething problems when moving in.
Photograph meters, ask where the stopcock is, check no one else has a set of keys.

Sago, good idea to photograph meters. I have booked a snagger for next week before my stuff arrives from storage. There is an alarm system I need to master.

Change the locks. If it is a Yale you only need to change the core. Relatively inexpensive and an easy DIY job.
Hold onto the old core and keys. You can swap with friends and relatives.

How fabulous to get your keys at long last,I was a new home sales negotiator before retirement and just loved giving new buyers their keys.
Apart from the snagging list and meter readings make sure you have all the instructions for heating and get the site agent to show you how the heating works also any gaurentee's for any white goods which may come as standard.
With regard to keys you don't have to buy any new parts... (ie barrel) just change the back door lock with the front door lock and you are sorted. Good luck flowers

make sure that you have all the important papers, pretty well the same as you were asked for on selling your house. I had to chase some up. Then carefully file them

I found this on line. It’s long but you can just go round and tick the items off. When I moved into a new build I had to check everything in the first 24 hours. Take lots of photos.

Usually you’re invited to inspect the new home before you get the keys and point out snagging items at that stage.

When we bought our new build, we just wrote a snagging list over a few weeks of moving in, being really picky, we then handed it in, all items were carried out very quickly.
