Thanks for your replies it gives some relief. We're just very nervous that we could get turned down. The new property is 12k more than the original property but we're funding that. We'll keep our fingers crossed it works out.

We ported a mortgage from a let we're selling to a new bigger let.No problem with it at all.Spoke to our broker once and heard back when it was completed less than a month later .Thats how it usually works ,might be an issue with your lender

Ah it is possible now you have a lower loan to value on your new property you may be offered a better rate product.

Thanks Rosie1959 the new property is more money than the first one but we decided to keep the mortgage offer value the same to keep it simple. We're paying the extra out of our savings which still leaves us comfortable.

Have just asked my husband your question he said it is unusual to treat it as a new application if absolutely nothing has changed.
He is a working independent Mortgage broker and has been for the last 35 years so quite experienced he did say certain lenders can be a bit of a pain but this seems unusual

With inflation, cost of living and interest rates all rising lenders are being extra cautious, we are in very uncertain times. It affects all borrowers differently I’m not surprised they are being careful.

Interested to know and ask advice from any members who work in the mortgage offer sector or if anyone has requested to move a mortgage offer.
Nearly two months ago we asked our broker about the possibility of moving a mortgage offer from one property to another. All the same terms just different address. The offer was valid til Sept. We were told as long as the house value covered the offer value it wouldn't be a problem and happened all the time.
The first offer took just 4 weeks even with all the financial checks. This time it's taken over 7 weeks and still waiting. The bank asked for recent bank statements and pay slips which is understandable. However my main concern is we've now been told it's being treated as a new application, when initially we were advised it would be a transfer. It's worrying that we might get refused this time. The broker won't comment on it, just say the bank are very busy, and the bank will only deal with us through the broker. Does anyone have experience of this?
