Charleygirl I have always wanted a ride on mower, alas my back garden really couldn't warrant one!

When my parents lived in a large house with around 20 acres of land, an amount of which was garden/orchard, we pestered my stepfather to get one, but he would not agree. The people that subsequently bought the house declared that they had no idea how on earth he managed the garden without one!

Perusing the property section of yesterday's Daily Telegraph my eye was drawn to a rather attractive farm for sale in Cornwall.

4 bedroom house, 179 acres of land, it has woodland, ponds and a quarry, lovely. But perhaps what makes it even more desirable, is that apparently "there are no public footpaths or bridal ways over the farmland.

Well, what a relief! There must be nothing worse than quietly minding your own business, surveying your land, when lo and behold, a whole herd of women in long white frocks come marching through, completely spoiling the vista. No risk of small over excited little bridesmaid's throwing tantrums and vomiting into ones herbaceous borders, or scowling pageboys, understandably resentful at being forced to wear velvet knickerbockers, starting to fight whilst hurling insults such as " you are stupid and smell of poo" at each other.

Worried about your guests being able to hear dodgy best man speeches whilst admiring your new pergola? Not with this property! You can also rest assured that Uncle Alan (who had to be invited, but is always a bit of a worry when he's had a few) cannot claim a right of way through the orchard.

So, all in all, a very des res, don't you think?
