Help, calm me. House buying and selling stress

Nannytopsy. Infuriating isn't. I accepted my offer in March. Still here. Don't know if you have been reading this forum but this my third time of accepting an offer. My buyers are on holiday. Come back on Thursday. Hopefully exchange on Friday and complete on 9th. Not holding my breath. My worry is they have changed their minds while on holiday. Hang it there. Get the answers to them as quickly as possible. Do you know if it's your solicitor or theirs dragging their feet? With me it's my buyers solicitor who is a nightmare. Their buyers solicitor and and mine are on the ball. But what can you do if your solicitor tires to get hold of theirs for a week and half and she won't answer the phone or e-mails.
As Craftyone and others have shown the way it is worth in the end.

We accepted an offer in May and I have been pushing the solicitors to get a move on. Yesterday we got 28 questions from the buyers. Slowly going mad!

Ahh whiff, I get emotional sometimes, reading your posts, being empathetic and knowing what you are going through. I am still at the stage that only some of us understand, always being busy, takes my mind off what has gone and what is to come. Like you whiff, I have never bothered my children, they have enough worries in their own adult lives.

Craftyone. If I hadn't read your thread way back in March I would never of had the courage to join in this discussion. I thank you for that. It has enabled me to vent my frustration at this whole buying and selling. I haven't had to worry my family anymore than normal by moaning and crying to them. As a mom you want to be strong and capable for them especially as like me they are still grieving over their Dad. By being open and honest you have helped me and no doubt others.

I was cleaning the sink and pondering, wondering how I could have done things differently, maybe to help you sellers. I would never have been so open and honest, anything that was just maintenanceor basic improvement, I would have kept my mouth zipped, thinking of you mosaics, that lovely builder, if you mention roofing, you will be asked for this and that certificate. My buyers would never have noticed the additional sockets and light, they should have been grateful, instead I was slammed with a £90 charge. Garden wall, steps maintenance, I never mentioned, the 3 new toilets, I never mentioned. Learn from my experience and the less said the better

Just wanted you all to know or you may have already received this . The latest email scam is about your tv license. Saying your payment can't be processed. If it's anything like the one I have received they haven't put the correct tv license number. Why do people do this don't ? Are they so frightened of working for a living!

Just calling in to say the builder finished with my roof this afternoon - he worked really hard in this oppressive heat, walking up and down stairs several times with his heavy ladders to access the roof from another angle, he really did go the extra mile. His bill was a mere £212.00 - I was expecting far, far more. He worked out his hours on his calculator. I gave him more as it was a) marvellous he turned up and b) he did so many extra things using his initiative. I didn't even realise the ridge tiles were off. All I need to do now is buy something called 'damp seal' and paint my bedroom ceiling damage, plus the bathroom ceiling damage. And paint the garden gates. And, and, and!

None of the work I'd paid the other man for had been done, both gutters were still completely bunged up. He made such a show of putting his ladders up. I feel very angry about it and wouldn't recommend him to anyone.
It's not possible they've bunged up since he's been, it's autumn leaves.

Also had the kitchen tap replaced today. I almost miss the plink plonk of it!

I'm so tired now, but so, so hot! I've worked really hard today and hope I've spotted everything that needed doing, these gossamer web spinning spiders have spun their webs everywhere and my feather duster has been put to good use.

Let's hope these viewers do come tomorrow, I've got to go out for a whole hour as there are two 10.30 and 11 am. Next viewing is at 3.30 pm.

In an ideal world selling one's own house first or at least getting ahead on that front would seem the best way forward. However, we thought we were well ahead with our sale only for it to come to a grinding halt and our purchase is now more than ready and getting impatient.
It always seems to be the cash buyer at the bottom who causes the problem but no one wants to put too much pressure on them in case they back out.

Thought I should let you all know, that having very largely decided not to continue with trying to move, I received an offer on my house yesterday, above the one that fell through (extra would pay for the abortive legal costs). I have accepted it, but now feel in total turmoil.
I have decided not to re-start the process of purchasing the flat that I stopped when my purchaser pulled out. Plenty of other flats down there, and I do not think I want to do anything more about purchase until THIS sale is very well underway.
Do wonder if this will go to completion. Cannot believe it will.

I read about frozen hot water bottles in bed, supposed to help. Woke up early and as usual put lbc on very quiet, the talking makes ne focus my mind and stops it whizzing

I have every window open right now, just trying to reduce house temperature by a little before going back to cave living soon. We are all counting the hours until tomorrow mosaics, wish we lived closer so we could come in and help you get ready. Imagine an en masse army of us, there is a lot of good will out there

47 degrees craftyone? In Germany? Wow, I knew they were on orange alert but that is an incredible temperature for Europe. I thought I was going to faint all the time in 38 when we were in South Africa, I don't think I could go out in 47 degrees. Sorry their rally has been spoilt.

My sister e mailed, on a motorbike rally in Germany, they are cutting it short, 47 degrees and in motorcycle kit, says it is absolute hell

This weather isn't helping is it! I've never 'perspired' as much since 2006 in Oz! Off to the beach in a minute for a paddle with my dog, I've definitely earnt it today.

I'm just calling in to say, quite amazingly, a builder I phoned yesterday turned up unexpectedly at lunch time and has been climbing all over my roof fixing the chimney flashing that's leaking into my bedroom ceiling. He originally said he'd need scaffolding, but then managed to climb up on the platform side with a different ladder configuration. Seems the man who was going to charge me £250 to clear the gutter didn't clear it, just broke it which is probably why he only charged £50 in the end. I'll deal with that another day. Builder is coming back tomorrow so yet another day of keeping my dog on his harness and lead, I am so nervous the gate might be left open by mistake. I feel marvellous that two problems have been fixed in a fortnight - we had a severe storm here last night and the bathroom roof repair held.

In the middle of all this the plumber rang to replace my kitchen tap but I've had to put him off until tomorrow, I had to take my daughter to an appointment and then the station. Poor girl is still on the train to London, it must be roasting on there. She's meeting her 'new' boyfriend who is a redhead - apparently it's going to be 38 degrees in London tomorrow, I bought her a new 30 suncream spray!

I've just loaded the car for a car boot on Saturday and have tonight and tomorrow for the mega clean ready for Friday's three viewings. Managed to get some sun flowers for the lounge, I wasn't going to continue buying flowers, but they are huge and lovely.

I bought a brand new house and no because all the required certificates, planning permissions etc come with the house. Nothing extra has been added so no extra certs were required. I even got a copy of section 106 for here. My buyer asked me for that, it was issued 5 years before we bought and we got no copy.

The upside was that I was very aware that I had to keep a good soid file of all the permissions for here. I have no snagging to be done, it is in perfect condition. You can get a snagging company to make that list, I would have done that if buying from one of the big players

You need a good diligent solicitor, mine made sure that the adoptions by the water company were all certified before she let me exchange. Due to hiccoughs, intended exchange in 3 months happened in 8 months but I was lucky when fate took a hand and it linked to my own sale

Just a question from me! If you buy a brand new house, and as we know there can be lots of faults, does your solicitor ask the builder all these questions?

That was me riversidegirl, in total, 51 questions and only after I started feeling safe ie accepted the offer. They came in 3 tranches and the buyer requested that I pay £90 indemnity because I did not have the electrical cert for the electrician installed extra electrics in the garage. I paid up but I removed items worth several hundereds of pounds after that, extras in my miele oven and my new rotary line. She lost out a lot because she destroyed my good will. I even had a question after I had completed. I answered it but suggested that the buyer was more pro-active and did her own research.

I cannot believe how stressed I felt at that time, the most stressed was the time between the offer and exchange, when the questions were flying at me and when we realised that my cash buyer was not a cash buyer. I have to admit that it was much worse than me coping after my husband died suddenly. Hence me quickly sorting this new house because I want to feel fully settled and to join clubs and make local friends. Time is not on my side, at my age

We have of course already answered the usual questions weeks ago.

I saw on here some time ago that somebody received a long list of questions via their buyer's solicitor. Well we've had ours today, mostly either irrelevant or information that our solicitor already has. Just as you get to the stage where you think you might be getting a moving date, we get this. The question that annoyed me most was one intimating that we might have undervalued it deliberately because there is something wrong with it! NO YOU FOOL, we accepted an offer because we want to get moved!

Oops meant MS not M&S that is something quite different and I don't mean the shop.
