Thank you for the information Fountainpen. I am with a local estate agent, who advertise on Zoopla only. I have had seven viewings this year, about six last year.

I have also paid to advertise in the Jan/Feb issues of Railway Magazine. Only three brochure requests from the ads, unfortunately.

Our post lady stopped me today and said if she won the lottery she'd buy it - but I'd probably have to wait for a rich b__ from the south to come up. I don't think she realises we moved up here from Twickenham!

Have you considered renting it? You could take a buy to let mortgage on it that would free up money for a deposit on your new place,The rent from the buy to let should pay the mortgage and some of the new mortgage if you need one .Speak to a good financial adviser or a decent mortgage broker..not a bank .I dont know where you are based but although we're in Scotland we use a mortgage guy in Poole in Dorset I can pass his name onto you if you think he could help .Good luck with your plans .

I haven't but found this:

Selling property at auction is not a cheap process, and is considered one of the most expensive routes when you need to achieve a fast house sale. Generally, there are no hidden costs, however homeowners should expect to pay the auctioneer in the region of 2.5% of the sale price. One factor to consider is that even if your property doesn’t sell, you are still liable to pay the auctioneer fees. It is also advisable to check with the auction house if there are advertising costs when selling, as this may be an additional cost to consider.

Are you trying to sell your home via convention high street and online sales companies? It may well be that you need to target more specifically i.e. to rail enthusiasts through clubs and associations.

Hello, my husband died in May 2016 and I finally managed to get organised and put our Listed II railway station on the market last October. I have had a lot of viewings but no interest yet

I am desperate to downsize to a more manageable property and also cannot bear to be here another winter. As we are single glazed it is just so cold here.

I was thinking of putting it in auction in October if I haven't sold.

Has anyone done this? Thank you.
