Great news Shandy! The extra money is neither here nor there in the long run. As you said you will be saving stamp duty and the location sounds ideal.
Fantastic news Shandy, I'm so pleased for you. I too think the vendor had a bit of a cheek asking you to increase your offer but sometimes it is worth paying a bit more to make sure.
Hope things go smoothly for you and completion is seamless and quick.

I hope you pinned down window coverings lampshades and carpets (if any). I too think she had a nerve asking for extra money but c`est la vie, some people are just plain greedy. At least now you know the size of the property and garden etc and you can start to fine tune your belongings. I am very happy for you
Shandy download the RM details before they are removed and take several copies of the floor plan.Mine was invaluable for copying at a bigger scale and manipulating scale drawings of furniture. I only had the one chance to position furniture with strong males doing the hard work and they are so quick, I needed to be able to tell them where

So happy for you that you have found your future home, and, - as we have always said, properties are worth whatever people will pay for them. Forget worrying about negative equity - think that really only matters when mortgages are involved.
For you what matters is that you will have a lovely home, in an area you know and like.
Take a deep breath, relax and celebrate. As you have no worries about selling, your are in a really great position of just being able to enjoy sorting out what you wish to take to your new home.
Do keep us all up to speed as to how things go.
Morning all, wet again here. Thank you for the good wishes, it means a lot.
Thank you all for supporting me through this, I can hardly believe I've managed it. My kids are very pleased - a couple who have been very supportive live at the top of the road, I know they'd always help me if I was in trouble. Her husband was one of Steve's best friends. I've come down with some stress symptoms, a cold sore, ulcers in my mouth and really bad chilblains! The bungalow didn't have a floor plan craftyone - or an EPC. I hardly have any furniture now as I left it all behind - I've got enough money left over to refurnish. Fittings weren't mentioned at all, I'll see what happens. I will put the link on here once I've exchanged, I don't want to jinx it. One thing I need to do is make sure my handbrake is fixed properly, the drive has a slight slope!
Shandy I also want to add my congratulations to you. You have been on a very long journey and now the finishing line is in sight. I hope that everything goes smoothly and that you will be in your new home very soon.

Just back from the EA with my solicitor info etc and double checked that the buyer was still going to sell to me ... it seems that Sunday's viewer upped their offer yesterday but was told it was sold. Lucky me!
Phew Shandy. Same happened to friends of ours last month but luckily the buyer stuck with them because they were local and not from 200 miles away like the higher second offer.
oh heavens, I was worried that a higher offer would happen, the seller has demonstrated integrity and now you can sleep soundly. All the very very best to you, it does indeed sound like the perfect home

Exciting news from Shandy. Any hope of being moved by Christmas? This saga has had us all on the edge of our seats for so long that the sight of a happy ending is almost too much! Fingers crossed that all goes well which it will if your solicitor makes the effort. We once moved six weeks from the day we put our house on the market, so it can be done.

Firstly let me congratulate Shandy, I have been following her ups and downs so couldn't be more pleased she has found her new home.
Update from me. I had my revised valuations last week. One was ridiculous in my opinion. I know it is a very 'hot' as he put it, market but it was laughable. When I asked him to justify it he said we could start at that and then reduce the price after a week. For goodness sake !
The second was more realistic. She wants to put it on at £30,000 more than the last valuation which was is February. Showed me a couple of similar properties to mine that had sold. Anyway, to cut a long story short I am going with her. We are putting it on at offers in excess. I am ok with this as a flat in the block I like has just come on and the prices have risen.
I feel a bit panicky to be honest. Not about moving, I need a more manageable property. It's just it's the first move since I lost my husband, Those of you who have done it will understand I am sure. Just in need of a hand hold.
Cathy04 good luck, make sure you keep up there with the market, values are constantly increasing.
There will be others on here to support you in moving alone this time.

Huge email from my solicitor this morning with 7 attachments, fee is the same as my house sale.
I emailed the EA to say I'd instructed, and she emailed back to say she is still waiting for the vendor's solicitor's details. It is recommended I have a full structural or RCIS Homebuyer's Survey and Valuation - I will wait for the contract before instructing my surveyor, unfortunately I'm sure he said he doesn't do the survey with a valuation.
Can I please ask if you had a full structural, or the Homebuyer's?
Had a nerve wracking time this morning transferring house sale monies from savings into my current account, then onto NS&I, have to do it over many days due to the bank limits. I'll have to check it's gone through each time, it takes days, but I'm covered until end November. I'm very worried about the talk of negative interest.
I don't feel stressed but know I am from my mouth ulcers and daft behaviour. I went out to the local hotel for a meal last night, my late husband's birthday, and was trying to scan the 'venue' - with my camera, not the App! Manageress was very sweet, did make me feel old though!
Cathy04 wishing you the best of luck! I think remembering 'a house is only worth what someone is willing to pay' is the best advice I received. From my own experience OIEO is ignored by buyers, they offer what they want to, from the sublime to the ridiculous. It was very useful to me to be told to look at the very minimum I could accept, and still move on. Initially we all thought my buyer was offering so little because he couldn't afford it - but turns out he is minted, and was buying another house as well, he drives between them in his new BMW. Now I have successfully found somewhere within my budget I do feel much happier. Fingers crossed you are inundated with lovely viewers and a quick sale.
