Evening all, sorry it's so late but I didn't hear until 5.40 pm and had to walk my dog.

I am going to be a local bungalow owner! The EA rang at 5 pm and apologised for not having phoned earlier, she said it was extremely hectic today.

Apparently the viewer after me on Saturday had offered near enough full asking price, the Sunday viewer had offered less. The vendor had phoned the EA and asked her to approach me, as I had offered full asking price first, and ask if I would increase my offer slightly. I agreed to offer another 1%, £2,350, as this is the amount of stamp duty I had allowed for - hopefully we'll complete before 31 March.
5.40 pm I got the call - offer accepted! It's such a relief. The bungalow is easy walking distance to the village shop, a bus service passes the front door, and I know lots of people in the road. I'm just going to print off my savings account/find my council tax bill etc to take in tomorrow. I did a lot of thinking last week, and do appreciate what I have here, I had to balance it against what I might have elsewhere.

And such good news from you Spice1010, congratulations, I am so happy for you and your DH and doggies.

I realise things go wrong so will just transact the sale as best I can - I do hope the seller doesn't decide to stay after all.

I put arnica cream straight on it and will put some one before bed.

Shandy when I need answers from people who say they will phone and don't. I phone every hour. I soon get an answer to my query. If you don't hear anything at 9 start to pester and set a dead line like others have suggested.

I am feeling absolutely fine now. 'Yes' I do have thermometers, and 'No', I was not running any sort of fever. whenever I am very tired I can develop symptoms similar to that of a bad cold, or even like the start of flu. Difference is, that once I have had a sleep they disappear. Just did not realise I was so tired this morning - seems daft really, but think I was quite stressed out at doing my weeks shopping somewhere different,particularly with their strange car park arrangements.

Whiff, do hope that you put hot and cold compresses on your damaged shin and that it is not too swollen and painful. We all do these silly things - on Saturday, I decided to go out for a time in the fresh air, sat on my scooter and took it out of the garage, then dropped something, so stopped to pick that up and check it - forgetting that I was only just out of the doorway and had already clicked to start the garage door closing behind me. Only when I felt a bang on the back of my head did I realise what was happening - of course, as soon as it touched me it went into reverse and opened up again.

Shandy, so sorry we have had good news from you, but looking at bungalows in your area, you do seem to get a lot for your money. Might be a good idea to follow Craftyone's advice and do a leaflet drop. Explain you are a genuine cash purchaser, with nothing to sell and local to the area. Nothing to lose doing that.

I have uncertain vibes about this bungalow shandy. The EA has, by law, to pass your offer onto the seller. The seller has not responded and in fact does sound as though she is stringing you along. Don`t be that puppet at the end of the string, Ellianne suggested a time limit and I agree with that. Noon tomorrow and then say that the offer is withdrawn

Shandy, I just thought, as you seem to like the bungalow area, why on earth not do a leaflet drop. We did similar once and ended up with the house of our dreams, no EA was involved. We lived there for over 30 years

I don't know if your EA is close by. The EA on our last house buy we're awful at replying. We found it less stressful to drive to the office. They can't really avoid you then, can they?

I answer to your query Whiff, the mask is made from a sort of felt type material. Have now washed it and will wait to see how it goes. Will try it at home first.

Had a strange day, as I felt quite under the weather. Began to wonder if I was starting a cold. Just felt totally chilled, very tired etc. I know I got up early for shopping, but I do that every week without having that impact. Needed a sleep late morning. Had a late lunch (unusual for me, I tend to stick to rather set mealtimes set by my stomach!!!) Then a further sleep. Woken from that one and feel absolutely fine and normal. So, I can only assume it was tiredness, perhaps I did not sleep very well last night.

Last evening, for the first time since March, I put on my central heating for a couple of hours. I am so delighted that being in this flat, I have nothing at all to make ready for winter, however harsh it may or may not be. My only preparation is to ensure I know where I have put my wind-up lamp and wind-up radio (to use if there is leccie outage).

Forgot to saw did a silly thing after filling the skip. I went to open the garage door again and forgot to step back quick enough and the door hit my right shin luckily it the still quiet fleshy bit. But it's badly bruised and swollen. Doh! No running round the table tomorrow with my grandson.
Forget this new door shots up by itself I don't have to lift it.

Still no call, I do feel cross.

Just rang and the person dealing with it was on the other line, phoning me back.

Thanks Ellianne, I am fed up, if I'm treated like this now, what might the buying process be like. I was speculating the vendor wants to stay on the market to get every possible offer and compare them. Additionally, she may not be happy to be paying the EA's standard £2K+ fee for a few day's marketing.

That is very rude of the EA Shandy. I would tell them your offer is on the table until 4.30 pm today after which time you will be considering reducing it.
My concern would be that they are stringing along other possible buyers and not playing clean here.

I've still not heard from the EA, apart from a marketing email for another local bungalow at £225. I am very disappointed not to have any type of update.

Skip filled . Still plenty of room for my daughter's stuff asked her to see if her father in law has any he wants to put in. Only had the smallest size. The bookcase that was in the garage when I came one hit with the hammer and it fell to bits. Transported the pieces in my garden trolley. As to heavy to carry . Found a bit more tidying to do in the garden. Garage looking as I want it. My new gate and frame should be fitted next week. My home improvements guys are just finishing a kitchen.

Right off to cook the cheese biscuits and make some soup.

How on earth is it taking six months from purchase to completion? Are the solicitors all agents for the government to ensure that no-one can take advantage of the Stamp Duty break????

I went to a different supermarket for my weekly shop this morning (Tesco), definitely a little cheaper on many things I buy (they do much lower prices on many items with their clubcard), but it was more stressful. They are right in the middle of town, very close to the station - and therefore, have had to bring in a control system for their car park. So, you have to scan a part of the till receipt at their special machines in the car park - mine would not scan - and I am not sure what I would have done if a lovely man, just doing his own, came to help me and inputted that receipt number onto the machine (do not think I could have read that number without my glasses).

Another problem I had was that i wore a new mask for the very first time, Not sure why, but it kept making me sneeze (difficult and embarrassing at the best of times, in current circumstances got me most stressed out). Once I got back outside and took it off, my sneezes all disappeared, so it is not the start of a cold. Do not think I will use that mask again.

Whoopee Spice I was hoping today would be the day you found a house. Hope you get back there asap to make that final decision.

Don't want to jinx things but I think we may have found our new home!

Fingers crossed with what happens from here. The house is lovely, only about 12 years old and way more than we need but it ticks just about all the boxes for what we want. We have asked the agent to send us the paperwork when available and after looking through that will have a second viewing. We only had about 20 minutes today and nowhere enough time to see everything inside and out.
If we like it as much after the next step we will be putting in an offer.

Hopefully all will go our way from here on.

I'm guessing crafty next there will be articles on a housing crash and how prices will plummet. I'm sure there will be some levelling off, but not huge drops in prices. More interesting for me will be how things look nationwide and whether London will remain at the fore and whether it will continue to set the market barometer.
