How much should I offer on a property?

As pp says, strange that property still on market after this length of time. I work in EA and our properties are flying off the shelves. Of course, this depends on location, the market due to brexit, covid etc. Offer low, you may be lucky, but it doesn't seem like you have much competition and you can always increase the offer if necessary. Properties are selling so fast at the moment that it's ringing alarm bells with me that this one has been on the market so long. You say you have researched it well however, so I'm presuming that whatever is putting other people off doesn't matter to you.
So, I would go in at £185k if you think it is worth that to you. They may come back with a counter offer, but I'd say that is a good starting point. Good luck!

I am in the process of starting over after an, amicable, split with my partner. He has bought me out of our house and I have found a beautiful little 2 bedroom coachhouse for myself.
The property has been on the market for 14 months and just isn’t selling but it suits me perfectly. I’ve researched everything about it and i would like to make an offer. Its asking price is £200,000 but I am a cash buyer with nothing to sell. Considering this little place has been on the market for over a year, I’m hoping to get it for a good price. How much should I offer?
