We had a terrible experience with our first EA, lies, lack of communication etc. They lost us a sale due to incompetence. On one occasion when we had a viewing I asked if the agent minded if I stayed in the house during the viewing and he said ‘yes, as long as you don’t say anything silly!’ How incredibly rude and patronising!! Would he have said that to my husband? I doubt it. We then changed agents to a superb independent agent, one of the couples she showed round told her that they had tried to view our house a couple of months previously (with the other agent) but were told they couldn’t view it unless they marketed their own house with the same agent!! So much for trying their hardest to sell our house! The second agent sold it within a few days and everything went smoothly from then on and it’s the best thing we ever did.
