We are thinking of moving after 37 years. We have found a house which ticks most of our boxes. The only concern is that it has recently undergone repair of brickwork from tree roots. This has been done under the existing vendor’s insurance. Has anyone else purchased a property in these circumstances and, if so, how did it affect future insurance? We have been told that in some cases insurers won’t insure the property for at least a year after the work has taken place.

You can insist on the Vendors taking out Insurance to protect you when you buy, check with a Solicitor.

That is true. It might be worth contacting the vendors insurance company and ask if they would insure you.

If you have a proceedable offer on your home and in a position to offer on this house then ask the vendors who the insurers are and speak to the insurers.

If you are just for sale or not yet on the market then don’t waste peoples time.

Thank you for the suggestions. Our house went on the market on Saturday with 15 viewings arranged so far. The house we are thinking of purchasing is subject to Probate.
