Mosaicwarts I should check with your solicitor if a receipt is good enough. If not you will have to insist on the certificate. You need to make sure you have all paperwork to hand when you get a buyer.

mosaics I do think you should ring up the house insurance people to check, I keep reading over and over that a certificate is needed from a fully qualified sweep. At the very least look him up and find out which association he is linked to.

Contracts exchanged now so all settled for tomorrow completion. Furniture on way to storage and we're staying with daughter or in our caravan for next 2 weeks.

It was a total nightmare really. We posted the contract back Tuesday special delivery by 1pm next day to solicitors in Birmingham. Post office sent it to patchway sorting office Bristol. Had to ring them to get it sent to right address. The man in the post office put in the wrong postcode on the label. It arrived at 9.30am today and we exchanged at 2.30pm!
My caravan has everything I need central heating hot water cooker fridge comfy fixed bed etc. Plus the site is open all year with shop bars sauna steam room pool launderette chip shop restaurant entertainment etc. Only 3min drive from supermarket too. Can't wait to go back there tomorrow. This house is almost empty now but will miss my lovely neighbours - have been here 20 years.

Well the sale went through fine. Nice people moving in all good.
On the way driving to Devon solicitor rang with bad news. The seller we are buying from now wants to delay it again! Not until the 22nd Nov. Was all set for today, they delayed until the 15th now delaying again. Don't know whether to pull out and rent for a few months, or stick with it and hope they don't pull out / change their mind later on. Even worse the dog is due her puppies on 1st December which should have given us a month to settle in. Daughter has offered her kitchen but that's 2 moves with puppies so not good. Told solicitor to tell them no to 22nd so waiting to see what happens now. Really don't trust these people now and don't know what to do. On the plus side we are cash buyers now not that it helps. Anyone else had this situation as we've always tried to fit in with our buyers as much as possible. Thanks for listening.

Sazzl so glad the completion went through on your house. Sorry the people you are buying from are being unreasonable. Have you exchanged contracts with them yet? Have they given a reason for wanting to change the date? They should stick to what you agreed. Surely they must realise if you pull out they won't sell again this side of Christmas. Are they a couple or family you are buying from? Sorry for all the questions but I would have thought they would be have wanted to be settled into their new home. It's only about 7 weeks to Christmas. Hope you hear good news soon. But unfortunately it won't be until at least Monday. The price solicitors charge you would think they would work Saturday's at least half the day.

On a lighter note what breed is your dog? My son and daughter in law have 3 Jack Russell's and my brother and sister in law has one as well.

My kitchen is coming along. The flooring went down yesterday and all the kitchen units , doors etc arrived yesterday as well. Monday they will start fitting it.

Did an awful thing to my wonderful daughter yesterday. When the fitters put all the boxes into the garage they put some on top of my upright freezer. It bowed the top and the door seal wasn't closed a bit at the top. So I had to move some boxes so I could tape the door shut. Before I went to the garage I had phoned my daughter but it went to answer phone. Left a message and taped the door. Meanwhile my daughter had tried for 10 mins to get me on the phone. Fearing the worse she grabbed my grandson and was on the way to me. I saw she had phoned and rang her back. My poor darling burst into tears, because of my recent health problems were my limbs have been out of control and I've been like a demented puppet . She thought I was collapsed on the floor possibly dead. I hadn't taken my mobile with me. My son has told me off for upsetting her and they have made me promise to always have it on me even in the bungalow. Which I will. It never entered my head she would panic when she couldn't get me. All I was thinking about was dealing with the freezer as it was bleeping loudly.

The church round the corner from me is having a Christmas fair today. I haven't been to one of years so I am having a wonder round.

Whiff we received the contract to sign yesterday but haven't signed yet. The sellers are a family with older children age 20+ and are on holiday 1st - 10th November they say that's why the delay until 22nd! Can't believe they booked a holiday in the middle of a house move! The main thing upsetting me is the dog as it will be her first and only litter. She's a spaniel. Looking at it logically I shouldn't have mated her until after we moved but thought it would all go through together on the 1st. So would have a month to settle in new house. So we're in a caravan with 2 dogs which would be fine if she wasn't due to have puppies on 1st December or a few days before or after.
OH is fuming with them delaying again. Told me to say if not 15th then we will pull out as he's not having people push us around. Going to see the EA today to try and sort it all out. We were told they wanted to move asap no chain as going to an empty property.
Glad you are Ok. I worry about my daughter and son if they don't answer the phone as both live on their own.

Well for anyone thinking of breaking the chain to please a buyer and staying with relatives friends etc for just a week or so this is how it can all go wrong. It's not only buyers that can delay/ pull out it's sellers too.

Hope everything gets sorted. My buyers went on holiday for 10 days which held things up. Don't understand people who go on holiday and move house at the same time. Just moving is bad enough.

Had a nice time at the fair met some nice people.

I've just heard from last Saturday's casual caller - asking to come with his wife tomorrow afternoon.

Feel pleased he made contact again, although I suspect he needs a mortgage so he won't be able to proceed even if he does try to buy the house, I doubt any lender will lend because of the renovations. I have now been able tonicely say contact the agent to make an appointment, and I'd be happy to show him around if they give me some dates. Obviously has no idea how much prep goes into making a house viewing ready!

sazzl, so near and so far, fingers crossed, unbelieveable that these people are now on holiday, what on earth are they thinking about. Sounds like more delaying tactics.

Whiff your post made me think. There is a fine divide between security and access, family are obviously best for access. Those of us with no local family, am I the only one who sometimes thinks on the dark side? Alexa is supposed to be good for this, you can shout for her to call someone by phone. I hid my key for me a while ago, just in case I lose mine, I am no longer worried about that. My dd has a key and I am not giving a neighbour any key, nor am I having a lock safe. I must be similar to most single people without family in their local area.

Craftyone when I lived hundred plus miles away from the children and had health problems that needed attention I used to phone 111 for advice or in most cases it they used to send a paramedic luckily they only had to take me to hospital once. My brother lived a hour away and he usually had to be away from home 2-3 nights a week. My brother had keys to my house but not neighbours. I have joked to the kids that they will rule the day I came to live near them.
Both children have a full set of keys for the bungalow and garage.

Mosaicwarts I hope they do view and buy your house. All I did for a viewing was make sure the house was clean and tidy. I didn't hide photos of family or even my crafting as it was a home and not a show home.

We have been in this situation twice. We told them both to go swivel. They both got their arses in gear.

We saw the estate agent yesterday and I told them straight. Said some nasty things e.g. we will rent somewhere, you won't find another buyer before Xmas, we dont care about loosing money on it, their solicitors are c... etc. They had rang me and said our solicitors had delayed it by not raising questions. I have answers and questions raised dated Oct 15th complete. Had paperwork on us to prove it. Stormed out of agents and half hour later got a call. Delay is due to them not booking removal firm now can't get one until 20th, nothing to do with our solicitors at all! So we're going with 20th hopefully. Feel bad for woman in EA as I was nasty not her fault. Going to say sorry and take chocolates when we move. Just lost my temper stressed out.

Sazzl you had every right to lose your temper. The people you are buying from are idiots. Fancy not booking removals. To interested on going on holiday. They should not have blamed your solicitor that was a cheap shot. Fingers and toes crossed all goes smoothly for you from now on.

Oh sazzl I am sorry, I hope you are feeling a little better now. Lots of people on here have said how difficult it was to book removals, what were your sellers thinking leaving it so late. Because of kind people sharing their experiences on here I will pay all removal cancellation insurances, including the late key. I must start my filing today so I have everything to hand when and if the time comes.

Whiff, I must say after 30 odd viewings I'm not being as thorough, the house is so big the deep cleaning exhausts me and I am getting to the duster flicking/hoovering stage. Last Sunday - not Saturday as I said - I was cooking and had washing hanging over the Aga, he had to take me as he found me. I will make sure it's lovely for next Sunday, and hope I don't get any more viewings until after Christmas. When I popped into the EA she said she was going to ring my cash buyer to see if his situation had changed - it's been a month now, I don't hold out any hope.

mosaics, that first impression is on the way in and the last is on the way out, so really don`t worry about the rest of the house. Just the entrance hall.

sazzl, your EA should have been doing her job properly. My EA have a person who specifically works so that deals don`t fall through, she was so much on the ball. Every EA should be doing that. I said thank you after mine was finished but in all honesty, I think that £4600 was enough reward, without buying chocs or flowers. We should not feel so obliged, they are contracted to do a job ie the full works in a conscientious manner. So, got that off my chest

My brother is the same re the time changing, he has not settled either, honestly how are human bodies expect to adapt so suddenly to different bed and meal times. I too am not settled
