House about to go on the market. Any useful tips?

My house is going on the market shortly. I haven't sold a house since 1980 and although the agent is being very helpful, I would be grateful for any useful tips GNetters may have to share.
Should I show viewers round myself?
Does it really help to clear personal belongings away?
It's an unusual property and won't appeal to everyone but I don't want to put people off 😯.
What should I do in this last week or so which could make a difference?

I'm about to have 3 viewings over the weekend so I'll let you know how they go.

It isn't very clean and there's loads of clutter but I am midway through a major weeding out of stuff so impossible for any further changes now.
I brought things down from the loft so they are not going back there. πŸ˜ŸπŸ˜‚

I'm told the brochure looks good.

I've had 4 viewings so far. One very low offer and a second viewing tomorrow so I guess it's going well.
Keeping the loo seats down and the flowers fresh is not going too well 😞 πŸ˜…
