That’s what I thought Sue otherwise what’s the advantage, surely when the hammer goes down you have to pay on the day?
I thought that Sue. Auction means pay deposit now.
Or at least the buyer is committed.
Ok I’ve just seen that there is a new kind of ‘modern’ auction that the Estate Agent runs online, there is no quick completion and the buyer still has time to find a mortgage, it does say that they should put the non refundable deposit down though.
I think at the other auctions run by auctioneers ( as on Homes under the Hammer) the buyer has to have everything arranged and usually completes in 28 days or less.
oh, hand on head and shakes head sadly, it seems as though it has all gone back a few months with this buyer and more ducking and diving. I would give until wednesday and then ask the other lower bidder and if no result by next week, go back to auction in april with a lower reserve and full commitment at the auction. This `modern` auction is very like ebay
It is definitely not sown up until exchange
Hello all, I've just rung the auctioneer for advice, he's not available and going to ring me back.
Apparently the buyer 'is very keen to proceed and will pay the deposit if it is refundable'. The whole point of going to auction was an immediate sale, I am angry with myself for allowing the extra money to override my gut feeling.
Shandy, go back to the Auctioneer, and ask if the other people are willing to obey the rules of auction, non-returnable deposit, etc. etc. If they are, go with them - the extra money is not worth the heartache and worries with this other one.
shandy, go back like franbern says. Please. Gut feeling re that buyer who is getting some weird kick from playing you along. I am really worried now. Other buyer, non-refundable
This does not make sense. Auctions are supposed to be non conditional and binding. Deposit paid on the day and no cooling off period. The auctioneer should not be allowing the purchaser a choice in paying the deposit and if the purchaser was serious why has he not got his mortgage in place by now given the time between his last offer and the auction.
Call Trading Standards, Consumer Affairs, whatever they are called there must be rules that apply.
Auctioneer is on the road so can't ring me back at the moment, will be phoning me in a few hours.
I wondered if it was buyer's remorse and asked if buyer could reduce his offer but he can't, so will just wait and see.
xx
Won't be posting about it again, so sorry it's always catastrophic, why me! Just turned tv on and it's Homes Under the Hammer, it's their fault!
change the topic, no-one can do anything and shandy needs a break.
Boris has got the virus, made my stomach churn. No-one at the helm
I pop in now and again.
Shandy, he is messing you about. He is either just having “fun” playing you or he will reduce his offer after other interested buyers are lost.
Please, please see if the other people are still ready , absolutely ready to buy and, if they are, seal the deal.
This does look good. I don’t say that to depress you but because I really believe it. You are such a nice person I don’t think you realise how mean and nasty some people can be.
Act now, please.?
doesn’t look good
Sorry craftyone, I posted before I saw your post
Craftyone, would not spend too much time worrying about BJ. 80% of people who get this get mild symptoms, and he seems to be in this category and he can carry on his 'leadership'? such as it is, via technology. More worrying for his pregnant girlfriend. BJ just needs to isolate for 7 days now, but all those who have been in contact with him for 14 days. I did worry as to how close those three podiums were for each of those press conferences.
What is so much needed is so much more testing - as this has been shown to have just about the best effect for containing this,.
yes eglantine, our posts are also grinding down, not meant to be but they are coming en masse. She has enough on her plate, dows not need reminding
At least today in the digital age, they can all broadcast from an individual space. LBC people are working from home as individuals, can be done. I hope Rishi is ok, has had had a baptism of fire at such a young age, I rate him very highly
Ok crafty, it's your thread and maybe a wise decision for a bit. If you are the Boris here in charge please may I be Nicola Sturgeon? I don't particularly like her but recently she has been very clear and very sensible in her speaking. Oh yes, and I like her tailored suits and shoes, (and haircut).
Shandy57 my brother and sister in law brought their house through this modern auction they had to put down 10% non refundable deposit and had to hand over the rest of the money 4 weeks later. What sort of auction was it?
The last 2 days I have taken a left out of you gardeners book. Cut down and weeded. Removed 4 old rose bushes and planted my damson tree today even remembered to stake it. Tired may have a nap this afternoon.
Stay safe friends.
I would rather fret about Shandy's house sale or not than about Boris right now.
I assumed too that when you allowed the property to go to auction it was mainly for the peace of mind that whatever the deal, the deal was binding.
Like the Scottish system ,which many grumble about, but you cannot be gazumped etc. A deal's a deal.
Why allow people to bid if they can't pay?
The whole thing stinks.
Back to my knitting and gentle radio. I just spoke to MiL on whatsapp. The wonder of modern science. She is 95 and able to carry on a long conversation over the airwaves and it is good to see her looking well.
Didn't see him though. He was probably napping
for goodness sake, have we nothing else to discuss? . Let`s get off shandy`s case, please, she deserves a break. I get the feeling that there is an amount of schadenfreude on this thread in the past couple of days.. Not nice
Are you all enjoying the most welcome sunshine? It feels like spring and bud burst is everywhere. Thank goodness for the feelgood factor
pms sent whiff and franbern
Oooo no please. Don't let's get beaten down by the tension and anxiety in the world. This thread is such a relief. OK it started with house selling problems, that's how we were all thrown together, and I admit we have all become a bit obsessed with the auction. As the market has effectively shut up shop now, maybe a little break is what is needed before anyone gets too upset.
On a lighter note we've just had a case of wine delivered from Majestic. I don't think anyone who is self isolating will suddenly become an alcoholic (??) so I'm off to have a glass of New Zealand Oyster Bay au soleil.
On different subject - I had a very pleasant trundle along the promenade today. Few people out, so well able to keep a lot more than 2 metres (one Lama length) away from those that were there. Lovely sunshine, nature is still working well. As I went down one side street, - nobody else there - just a crushed can blowing noisily blew across the road, it was rather like a scene out of apolytical horror movie, about the end of the world - Fortunately , I could see the main road in the distance with cars and buses and an ambulance showing that there was life out there.
Fancied cakes today, so have used my little convector Microwave to make just nine cup cakes. Went into my stock of icing sugar and then turned these into butterfly cakes. Worked very well - must remember that they cook quicker in there than they used to in my fan oven.
I am doing daily exercise after I get dressed each morning - have not done this for several years, hope I will keep it up when things return to whatever is normal in the future.
Must say that being out for an hour this afternoon has lifted my spirits a great deal. On the Promenade I met with my daughter -although we stayed well away from each other, but were able to chat a bit - I feel I am likely to lose the ability to talk if I do not use my voice a little each day,. Yesterday I did this with some of my g.children via skype. Saw that Childline has had a large surge in calls, mainly from children trying to hide their concerns and worries from their families. I really do urge everyone who has any sort of involvement with children do encourage to voice those fears and worries, perhaps to write them down if they feel they cannot talk about them. Do not let them just keep them to themselves - that way lies even greater anxiety and added problems.
Shandy57 wonder how you have been getting on with sorting the photos out. Lots of happy and sad memories. Do you do what I do and get rid of my worst ones. Then act all innocent when anyone asks where they went.
Fancied something naughty today. Had to improvise as I was low on flour and spread that wasn't frozen. So used oats to boost the flour and golden syrup to boost the fat. Put dried cranberries in and much to my amazement taste great. Then again my nan never owned a cookery book. Everything was measured using an old handless tea cup.
Talking about Nan's does anyone else remember the wash tub and dolly and the hand cranked mangle. Used to play with them for hours in the yard. And no I' m not 90 . My nan believe if something worked why change it.
