Luckygirl time to get some firm answers on your sale. They're not playing very fair. Whiff is right, properties are going like hot cakes again all of a sudden, and there's speculation the stamp duty break might be extended another 6 weeks. Time to get cracking.

Afternoon all ... no call from the EA yet, so I've just phoned them to see if the seller has phoned in to update them.

The girl had no idea as 'they're not dealing with it' - I know that the person that is dealing with it is on holiday, and assumed she would have briefed the others in the office. The person said she would ring the vendor's solicitor and find out what's happening, and ring me back.

It's frustrating.

Shandy all the information about the bungalow will be on the computers. Any of her colleagues can access it. When my estate agent was on holiday one of the others dealt with all my queries. So get back on to them. They can give you answers you have to pester them.

Over the past 40 years we have bought and sold 9 properties.
In those 9 there were 3 who started to give us the runaround.
Each time we told them the sale was off. They soon changed their attitude. Be strong. You have the whip hand.
If he starts the sale in this way the signs are there that he's going to give you grief for about 3 months.

I needed to go too the post box. It was raining heavily. So donned my Regatta jacket. Went to take my jacket off . It was zipped all the way up as I had the hood up. The zip was stuck. After much pulling and swearing managed to get it down so I could pull it over my head. Then typically it just zipped down with no problem. Has anyone else got stuck in a coat or am I just weird?

I phoned the EA again this morning, the seller hasn't phoned in to explain the delay. They were going to investigate and ring me back, no call yet. In the meantime my solicitor has emailed to say he is sorry for the delay and it is unacceptable he hasn't heard from the vendor's solicitor yet. I won't get back to him until I hear something, but am seriously wondering if the buyer has got cold feet. I'm going to wait to see if I hear anything by Friday, and if not, send an email.

So horrible not having any control at all. I can see now why so many of you have said you won't ever move again

Shandy it is horrible waiting. It's having to depend on other people to do their jobs that gets to you. Don't know if you are like me but if I decide to do something I do it. Decided weeks ago what colour I want the living room painted next year and the hall. Already looked at the outside lights I want by my front door. I hate leaving anything to the last minute. I hate being late anywhere that's why I am always at least 30mins early for appointments.

If people were locked into purchase or sale early on and contracts exchanged once the survey was done things would moved along more quickly. Or if they had to put down an non refundable deposit of £5 or £10 k people wouldn't pull out for no reason. Exceptions made for death, terminal illness, loss of employment or marriage failure. But proof would have to water tight.

Shandy I would be very tempted to get in touch with the vendor personally. If you can possibly be brave enough, I would knock on her door, so that she would have to deal with you face to face. In my opinion when you meet someone face to face it is much easier to gauge whether they are being honest in their replies or not.
You could explain that this indecisiveness is causing you sleepless nights and you would do anything for the sake of your health and well-being.
I think its worth a try. When you live on your own sometimes there is no one to confide in and things can spiral in your mind.

Shandy, I accepted my buyer's offer in June and had an offer accepted on my new house a couple of weeks later. It took over two months for the person selling my vendors new house to find a place so I did not proceed with survey or any legalities until then. I wonder if your vendor is doing the same?

Shandy I was very friendly with the second buyer who pulled out on me . She was at my old house the day before she pulled out. Was as nice as always. 10am next morning my estate agent told me she decided not to go through with it. 4 days before exchanging contracts. I made a point not to get friendly with the couple who brought the house. I felt I couldn't trust people to go through with it. And left it to the professionals. But did pester them for answers.

Just had a phone call from the EA. She couldn't get any answer from my solicitor, the vendor's solicitor had a message saying 'too busy please phone back', and the vendor isn't able to answer her mobile during the day so she left a message on her home machine. She assured me she will continue to chase. I need a drink!

Oh Shandy. Keep hassling them all. Your EA needs to stress that time is of the essence.
I sat in the garden at our daughter's for an hour this afternoon to see the kids after school. Thermals, woolly hat and blanket, but it was all worth it.

Thanks Ellianne. I've just been reprimanded on another forum for starting another thread when I should have updated the previous one, it's not my week!

I cannot understand why the vendor hasn't phoned to let the EA know what is happening, even if it is to say she doesn't have an update. She did take over a week to supply them with her solicitor's details which caused the initial delay with the Memorandum of Sale. I won't be knocking at her door - unfortunately I found her difficult to hear during the viewing with a mask on. I don't want to have to keep saying 'pardon'!!

I've just heard from the EA. The vendor phoned her solicitor this morning, very unfortunately her solicitor has Covid and she has been assigned someone new. Her file is being passed over this morning. Hasn't been touched for six weeks. She is annoyed as she is working out her notice at work. I'm glad my solicitor told me he hadn't had any contact - if she hadn't phoned how long would this have gone on? I hope my solicitor stays well!

Glad to hear your vendor is annoyed with her solicitor that means the sale will go through. Just hopes she keeps on at them daily. It's not as if solicitor's are cheap.

Ellianne that was wonderful you got to see your family well worth wrapping up for.

Managed to strip and make the bed today. I am slowly improving. Think getting back to doing my exercises has help. Should never have stopped doing them . Lesson learnt.

Just popping in to say I had a woodpecker on my 'fat ball' holder - and it's reminded me to clean the holder. The RSPB has been reminding people to clean their bird feeders regularly because of the avian flu. I've always done it because of the salmonella risk.

I know Whiff, I am extremely dismayed we've lost six weeks of conveyancing. It'll be 7 weeks on Sunday and I don't believe anyone has even looked inside her file. I can only speculate the person received the positive test result, everyone packed up what they could quickly and went home, and her file was left behind. I emailed the EA on 19 November, it's taken 13 days for the vendor to do anything. I bet the rest of the deal is going to be difficult too, I'm steeling myself.

You've reminded me - I have just turned my duvet over, so lazy of me, the cat won't mind!

My aunt's just phoned. I'm going to be a lot nicer to her, she's obviously starting to lose the plot. I think I told you she didn't give her solicitor (I'm going to be LPOA) the correct spelling of my middle name as she thought it was odd. She's just said she thought I'd changed it by deed poll? I have never ever mentioned I'm unhappy with my middle name!

Whoopee I've got my dining room back at last! Our SiL came yesterday to help put the furniture back. Now to decorate the snug room we were camping in. It has given me time to consider how we might use it best.
I hope all you movers will get things pretty well tied up by the end of the year. It does seem to be dragging on for some of you but I'm guessing the volume of transactions going through is huge at the moment. Our daughter was so lucky to go on the market a day after lockdown One and to sell straightaway when things hadn't really got going. Thanks also to a very proactive EA.

My sciatica is much better thank you for both asking. Got a carpet sweeper so at least I can use that. Been doing house this morning but being careful how I bend. Sleeping on my back with a pillow under my knees has helped . Takes the weight off my thighs and hips. Glad I read the tip on NHS website.

Just put my tree up will put the lights on. Got my daughter and family coming this afternoon my grandson is going to decorate it for me. That should be fun. But whatever it looks like I will leave it. Will need my son in law to move my sofa and arm chair over as I didn't have curtains last year. So can't put it hard up to the French doors.

Good morning everyone. Cold, damp winter morning here.

I had an excellent telephone consultation with my GP surgery nurse yesterday afternoon. They made the appointment for my annual COPD check-up. Was slightly surprised, and wondered how they could do that over the phone. Evidently it is government guidelines. Obviously, could not do my usual breathing test, but she did ask me lots of questions. In the end, I probably was able to talk about my breathling and coughing bouts, etc. problems far more than I would have done with my usual annual check-up.
Upshot of it is that she is trying me out on some new medication (a nasal spray and a once a day puffer). She says, she will contact me again in a fortnight to see how that is all working out. So, much to my surprise, I felt this worked out very well.

My stats are causing concern (on Craftyones advice I purchased an Oximeter and get very low readings consistently on that), will have these checked at the surgery when I go in a couple of weeks time to have blood tests.
Sudden rush of medical appointments, as next week I have been called to hospital for (very much delayed) check up as to whether the growth that was removed from my bladder in 2019 has had any re-growth.

I d feel for those of you still in the process of selling and buying and hope we hear good news from many of you before everything closes down for Christmas.

Franbern glad you are having so much positive help from the medical profession. Must say I choose the right GP practice. It's wasn't through being recommended it's just the bus stops opposite. The surgery is on 1 corner and the pharmacy the other. Excellent service from both. All my tablets are delivered. I feel healthier than I have done for years. Due to the doctor's sending me to see the right consultants.

How is your daughter? Is she still seeing the chrioprator and has she heard about getting a MRI?

There is only one person who walks down my road without his dog on a lead. I am sure it is her who is using my front garden to do her mess. If I catch her I will be putting it on their front garden. Just been out and planted 3 Holly plants in the area along with a lot of cut branches off my Holly in the back garden. Hopefully that will do the trick.

Had a lovely afternoon yesterday my grandson decorated my tree. He used my stool with a long handle to reach further up. He will be 3 next month. He made sure he put decorations all round. Looks lovely.

Very cold here but has stopped raining.
