Croydon (a labour council at the time) had a Private Property Licensing scheme from 2015 - 2020.
We had a flat that we let out and paid over £500 for the licence. Never once during the years did anyone inspect the property to ensure it was fit for purpose. It was just a money making scheme by the council to fill their ever decreasing coffers.
I can't see that this new act will make any difference to the tenants.
Private landlords are just 'cash cows' for the government and local councils.
No wonder so many are selling up. The available properties to rent will decrease and rents will rise for the others. There are no winners here, neither landlords nor tenants
It is likely that the English Landlord Registration will follow the Scottish Scheme which has been effective for some years. There are restrictions on who can actually be a Landlord, there are processes whereby renters can complain about their Landlord and landlords have to update records to prove that all Health & Safety certification etc is up to date.
There are far more legal rights for tenants in Scotland, that are now also incorporated into the Renters' Rights Act in England and will be implemented over time.

DAR is correct. She corrected the error within the time that the council allows. The council is satisfied. There is no need for her to be fined; the need for that only seems to exist in the minds of the vindictive.

No it isn’t hysterical. It’s what’s happening. Probably not with the commercial landlords but with people like me who let my little house when I moved because I wasn’t sure that I was going to stay in the new place.
My tenants gave given notice and I am selling because it has all become too hard and expensive. After expenses my return is less than if I had the capital in the Building Society earning interest.
The agents have practically begged me to rent again because they have lost so many clients like me.
The irony is that people like me make good landlords because the property is our own and so we fix things promptly and keep it up.
Yes it is what's happening, we didn't re let our property and a lot in our area have been or are in the process of being sold.

Landlords have always "sold up" at some point, there's been a growing number of landlords over the years - so a growing number will be selling up.

Landlords have always "sold up" at some point, there's been a growing number of landlords over the years - so a growing number will be selling up.
You come across as not wanting it to be true.
Why?
I'm a landlord selling up, the puchaser is a single man downsizing, lives in a larger property in the same road. When we first marketed it in September, estate agent advised, there are 3 potential type of purchasers in the market for our type of property, first time buyers, downsizers, investors with a view to becoming a landlord, although not so many of the latter category. When we first let the property, large town outer reaches of Surrey, there were plenty of lettings available, now there is a shortage.

She told Starmer what she knew. When she was updated on the agents correspondence by her husband she reported back to Starmer. The agents accepted they were at fault. She was quite prepared to ensure the license was bought as instructed by the council.

Some properties are being sold to owner occupiers, others bought by investment funds, housing societies and other housing companies. Businesses that can use the corporate tax rules to minimize tax, for private buy to let owners the regulation and management is now too onerous, it’s not a business for amateurs.
Investment funds, insurance companies and pension funds are investing in the lettingmarket because it brings in a good steady income for relatively low risk.
However , these kimds of investors are not interested in buying individual 2 bedroomed 19th century semis scattered all over the place. They want whole blocks of flats, complete estates or compact blocks of properties for ease of management and lower costs.
There are plus sides to this. individual landlords selling off small individual properties at the lower end of the housing market offer opportunities for First time buyers, while having a large quoted company or pension fund ownong blocks of properties means that they ar in it for the long term, so tenants will not find themselves being dispossessed because the owner wants to sell. They are more likely to be responsible landlords and work within the law and get repairs done etc. because they will not want the publicity that will follow if they do not
